Why buy a Belham Developments house rather than contracting a franchise building company to build for you?

1. Belham Developments has a far lower cost structure than standard franchise builders because we
have no franchise fees or high marketing spend and no significant administration overheads. This
allows us to offer a higher level of specification in our homes for a comparative price.

2. A huge advantage of buying an off-the-plans or under-construction home from Belham Developments is that we do not take progress payments throughout the build. The deposit paid is held in a Solicitor’s Trust Account and purchasers conducts a final inspection prior to settlement so you have the peace of mind that your money is safe.

3. Franchises have the risk of being tied into certain national supplier arrangements which can be an issue when products are unavailable, or costs are rising. We have the flexibility to choose our own local expert subtrades and suppliers and we are nimble enough to make changes when needed.

4. With franchise builds you often get a house on an uncomplete section leaving you to try and find the trades you need to complete the project. At Belham Developments we complete all our home to a move in and relax stage; this includes driveways, paths, fences, landscaping/planting and lawns.

What does Belham Developments do better than other builders?

1. Belham Developments design all our own homes and own all our own sections. As we don’t build to order, our homes are designed using only tried and tested products and highly efficient systems which allows us to build very high quality homes in a timely manner and with low overheads. We carefully select great subtrades to ensure we get consistency and fantastic after sales service.

2. All our homes are constructed with longevity in mind. Therefore, we minimise the risk of future issues with your home by not using potentially problematic design elements such as internal gutters, flat roofs or retained sites. As we own all our sections, we are very selective about choosing great locations and we also avoid sites where we have concerns about issues such as the ground conditions.

3. Upon completion and settlement of your home, we provide a Warranties and Maintenance Booklet that details all the major trades that have worked on the property and their contact details. It also contains any warranties for appliances we have selected.

4. We have an enviable track record of constructing everything from small townhouse units through to high end, luxury homes. We take lessons from both ends of the market to make our high-end homes more affordable and our entry level/ investments properties more bespoke and attractive.

5. Belham Developments is a Registered Master Builder and holds contract works and liability insurance on all our homes. We never borrow money to complete our builds; other than some minor borrowings on our development land, all our construction is entirely self funded, so our purchasers can be confident they are dealing with a well-capitalised, reputable company.
